Situated on the River Torridge the popular sandy beach at Instow is right on your doorstep. A good selection of pubs and restaurants are mere metres away as well. You can join The Tarka Trail from both ends of the village which is perfect for walkers and cyclists and offers some lovely riverside views. Venturing further afield you can explore North Devons many attractions including a range of surfing beaches at Westward Ho! (5 miles) Woolacombe Saunton and Croyde (all within 17 miles). Alternatively visit the large house and gardens at Tapeley Park (under 2 miles) or family theme parks such as The BIG Sheep (5 miles) or The Milky Way Adventure Park (12 miles). Several National Trust properties in the area such as Arlington Court (15 miles) are also well worth a visit. You could board the MS Oldenburg for a day trip to Lundy (Bideford Quay is 3 miles away) visit the picturesque town of Ilfracombe (18 miles) or simply relax in the evenings and enjoy village hospitality in the local pub. On entering this reverse-level property the hallway leads to the sleeping accommodation which consists of a king-size bedroom with a large bay window a twin room also with a bay window and a larger rear bedroom with a double bed and an en-suite shower room and WC. A family bathroom completes this floor and has a WC and shower over the bath. A utility cupboard houses a washing machine. A door leads out to the small rear yard with steps up to a gateway providing pedestrian access. Heading upstairs you ll find an impressive open-plan lounge/kitchen/diner with triple aspect windows affording superb beach and estuary views across to the fishing village of Appledore. The lounge area has comfortable chesterfield sofas and a large Smart TV. The dining area can seat six comfortably and the view makes dining in a real treat. The kitchen area has been well fitted and equipped with everything you need including an electric oven and induction hob microwave dishwasher and fridge/freezer. Step outside into the enclosed gated front garden where you ll find there is a picnic bench an ideal spot from which to watch the world go by enjoy a morning coffee or evening tipple. Roadside parking is available time-restricted in July and August only or you can use the pay-and-display car parks nearby. Need to know: 3 bedrooms 1 king size, 1 twin, and 1 double. 2 bathrooms 1 en suite shower room and WC and 1 bathroom with shower over the bath and WC. Electric oven, induction hob, microwave, dishwasher, and fridge/ freezer. Utility cupboard with washing machine. Smart TV in main lounge. Hairdryer and iron available. Highchair and travel cot (without bedding) can be provided. Enclosed small patio to the front of the property with picnic bench. A small courtyard with rear pedestrian access down some steps. 1 dog welcome. Restricted roadside parking or pay and display car park close by. Beach 10 metres, pubs and restaurants less than 50 metres, shop 0.3 miles. Limited Wi Fi available (awaiting connection).
