Ham Farm is a perfect choice for a large gathering of family and friends. This spacious and stylish property has been beautifully furnished to a high and impressive standard. Formerly a farmhouse dating back to the 18th century, Ham Farm sits proudly on the outskirts of the picturesque village of Sydling St Nicolas.



The accommodation features a generous open-plan kitchen, dining and family room with large bi-folding doors leading out to the paved terrace. On the other side of the house is the opulent sitting room with a cosy open fire, comfortable seating and stylish mirrored television; a formal dining room with seating for all guests boasts a warming wood-burning stove. Tucked away beyond the dining room is a quiet snug, perfect for a spot of reading and unwinding from the hustle and bustle. There is also a useful and spacious utility and laundry room, along with a ground floor cloakroom. An impressive cinema room occupies the lower ground floor with LED studded ceiling panel imitating the night sky, along with a 50 inch television, comfortable sofas and bean bags.



The sleeping accommodation comprises of six well-appointed bedrooms situated across the first and second floors. On the first floor the master bedroom has an en-suite bathroom with corner jacuzzi bath and double vanity unit, and french doors to a private balcony with seating and panoramic views of the garden and countryside. The second king-size bedroom enjoys an en-suite shower room, and the remaining single and super-king size bedroom on the first floor share a large bathroom with a claw foot bath and walk-in shower enclosure. On the second floor is a double bedroom and a twin bedroom which share a shower room, both offering dual aspect views.



Outside, the large, sheltered terrace houses garden furniture and the bubbling hot tub, perfect for a soothing soak whilst enjoying the stunning views across the extensive garden to the hills above the property. Younger guests will delight in the children's play area with climbing wall/net, slide and swings.



Sydling St Nicholas is rated one of the prettiest, small villages in Dorset with thatched cottages and chalk streams, and has the benefit of an award-winning pub, the Greyhound, just a short stroll away.
